Show moreA private residence is designed and built by one team at RVI, so the detail drawn in the studio is the detail produced in our joinery workshops and installed on site. Nothing is handed to a third party in between, which is where quality is usually lost on a villa.
| Stage | What RVI produces | Who signs it off |
|---|---|---|
| Concept design | Room-by-room layouts, material palettes, mood boards, 3D visualisations of every space | Client |
| Detailed design | Joinery and panelling drawings, stone setting-out, lighting design, sanitary and MEP layouts | Client and consultant |
| Authority submission | Permit drawing set for Muscat Municipality and, where applicable, the master developer | Authority and developer |
| Construction | Structural alterations, MEP first fix, plastering, ceiling detail, marble and tiling | Site supervisor and consultant |
| Joinery and finishes | Workshop production of wardrobes, panelling and majlis seating, painting and installation | Site supervisor |
| Handover | Styling, final snag closure, testing and commissioning, care and maintenance guidance | Client |
A private villa is the most detail-dense work we do. Majlis and formal reception spaces, family living areas, bedroom suites, dressing rooms and kitchens each carry their own material palette, lighting design and joinery package, and all of it has to resolve into one house rather than a series of rooms that happen to share an address.
Delivery runs from structural alterations and MEP through to marble and stone, wall panelling, ceiling detail, wardrobes and the final styling. Because the joinery is produced in our own workshops and the site team is ours, a change to a drawing reaches the bench and the wall without passing through a third party.
An Omani villa is planned around a distinction that does not exist in most residential briefs: the separation of guest and family space. The majlis and its entrance, the guest dining room and the service route that feeds them are designed so hospitality never crosses the family's part of the house.
That planning decision drives everything after it, from the position of the kitchen and the preparation pantry to the acoustic treatment between wings and the second staircase that keeps staff movement out of sight. It is the part of a villa brief most often underestimated, and the part that decides whether the house works in daily use.
A turnkey residential package from RVI typically includes:
The material palette decides both the character and the programme of a villa. Natural stone has to be selected as a block and reserved before it is cut, book-matched slabs must be set out before a wall is built rather than after, and veneers for a continuous panelled run need to come from one batch. None of that can be compressed at the end of a project.
RVI selects, reserves and schedules those materials during detailed design, with procurement teams in China, Thailand and Tanzania supporting sourcing outside the region. The finish a client approves in a sample is the finish that arrives on site.
Alongside villas across Muscat, Khaloof, Muscat Bay and Salalah, RVI has delivered private residences in Bangkok, Abuja, La Paz and Kerala, and a private majlis in Salalah. Working across those markets is what built the procurement network: a material specified in Muscat can be sourced, manufactured and installed to the same standard wherever the house stands.
The parts of a villa that decide how it feels are rarely the parts photographed. Lighting is layered rather than switched: ambient light from coves and ceiling detail, task light where it is needed, and accent light on stone, art and joinery, all of it on scenes so a room can move from daytime to a majlis evening without touching a bank of switches.
Acoustics work the same way. Heavy curtains, upholstered panelling, carpet underlay and the mass of a partition decide whether a large marble-floored reception sounds generous or hollow. These are specification decisions taken during detailed design, when they cost nothing, rather than after handover when the only remedy is soft furnishing.
Not every villa is empty when the work starts. Where a family is living in the house, the project is zoned so a wing at a time is taken out of use, dust separation is built rather than taped, and the services the household depends on are kept running throughout.
Where a main contractor is already building the shell, RVI works as the interior package: coordinating openings, slab levels, service routes and ceiling voids with the builder's programme so the interior does not begin by undoing structure that has just been finished.
A villa in Oman is only half a house if the outside is left to the landscaper. Shaded terraces, majlis seating that works in the evening, a pool that is usable rather than decorative and the transition from cooled interior to open air all belong in the same design as the rooms behind them.
That transition is a technical problem as much as an aesthetic one. Glazing specification and shading decide how hard the cooling has to work, threshold detailing decides whether sand and water stay outside, and material choice decides whether a terrace still looks considered after two summers. RVI designs the outdoor rooms with the indoor ones, so the house reads as one piece of work.
Two villas of identical area can differ in cost several times over, and the reason is almost never the size. Joinery depth, the amount of natural stone, the complexity of ceiling detail and the level of smart-home integration account for most of the spread, and all four are decisions the client makes rather than conditions the house imposes.
RVI prices from a detailed scope rather than a rate per square metre, so the client can see what each decision costs while it is still a decision. Where a budget needs protecting, value engineering is applied at design stage: substituting a material, simplifying a detail or reducing a run, rather than thinning the quality of what has already been approved.
Both are available. RVI works on complete residences as architect and contractor, and on interiors alone where the structure already exists. In either case the design and the delivery sit with one team.
Yes. A large share of residential work is remodelling an existing house: reworking layouts, replacing finishes, adding a majlis or re-planning the family wing, while keeping the structure that is already there.
Yes. Wardrobes, panelling, majlis seating, kitchens and vanities are produced in our own workshops, which is what keeps the installed detail faithful to the approved drawing.
As involved as you want to be. Clients typically approve a palette at concept stage and then sign off physical samples of stone, veneer, fabric and metalwork during detailed design, before anything is ordered.
Yes. FF&E, curtains, upholstery and final styling are part of the turnkey scope, so the house is handed over finished rather than fitted out and left empty.
Yes. RVI has delivered private residences in Thailand, Nigeria, Bolivia and India, supported by offices in Oman, China, Thailand and Tanzania.
It depends on the size of the house and the depth of the joinery and stone packages, both of which carry long lead times. RVI issues a programme before work begins and reports against it, rather than quoting a duration before the scope exists.
Yes. Where a builder is already constructing the shell, RVI takes the interior package and coordinates openings, levels, service routes and ceiling voids with their programme, so the interior does not start by undoing finished work.
Yes, where they form part of the brief. Terraces, shaded seating, pool surrounds and the transition from interior to outdoor space are designed with the rooms behind them rather than handed to a separate trade.
